Purchase Details
The purchase of the property, off plan, will be a two stage contract process. The preliminary contract is
called a " contrat de reservation ". This is to secure the commitment of the buyer and you will be required
to pay a 5% deposit to the Notaire. This deposit is held by them until the final handover of the building. You will
have a seven day cooling off period, in which time you may change your mind and have the deposit returned.
After this period you will be asked to sign the main contract, which is called " vente en l'etat futur d'achevement
( VEFA ) ". This contract includes all the details of the build, including plans, materials to be used, technical
specifications, completion dates etc and is required under French laws.
The purchaser will be provided with the standard guarantees - "garantie d'achevement", which guarantees completion
of the building works if the builder becomes bankrupt, or otherwise fails to complete the building on time, or to the
agreed price. Also an "assurance d'ecennale", which is a ten year guarantee for the building. My architect and myself will
also supervise the construction, to ensure quality and delivery on time.
All payments will be made to the Notaire and you would be required, by the terms of the contract, to make stage payments,
as follows :-
Deposit 5%
Completion of Foundations 15%
Completion of Superstructure 25%
Final Completion 40%
Handover 15%
